New Mill Farm at Outovercott

Welcome to New Mill Farm, a 96 acre working sheep farm situated in its own sheltered Exmoor Valley offering ample space for children and pets to use. One mile of fishing is available to our visitors. The farm also includes a riding stables (Association of British Riding Stables Approved). The farm is approached by private drive directly from the main A39 road. It is well placed for exploring Exmoor and the surrounding area, with Lynton & Lynmouth 3 miles, Barnstaple, Ilfracombe and Minehead 20 miles away. The nearest beach is at Lee Bay which is 3 miles, and the main sandy beaches of Woolacombe, Croyde and Saunton are 40 minutes away.

Riverside and New Mill Cottages are two 200 year old stone-built cottages, originally an old mill house, with a trout stream running past the front, where Dippers, Wagtails and the occasional Kingfisher can be admired along with the Mallard Ducks who often come calling for their breakfast.

New Mill Cottage sleeps six in two bedrooms, one with three single beds and a fold away bed, and one with a double bed with washbasin. It also contains a bathroom and separate toilet, kitchen and a lounge/dining room with a wood burning fire.

Riverside Cottage sleeps eight, in three bedrooms, one large bedroom, on the ground floor, which has a double four poster bed and a single bed, and upstairs, a large bedroom with three single beds and a further double bedded room. All bedrooms have washbasins. There is also a bathroom with toilet and a separate toilet, kitchen, dinning hall with wood burning and a beamed lounge with a wood burning fire in an inglenook fireplace. There is a small patio area at the back of the cottage with a gate, and is a real sun trap on nice days.

New Mill Bungalow is situated at the farm on the hill behind the cottages, in its own fenced garden, facing south with a panoramic of Exmoor which is ever changing as the light moves over the moor exposing the deep combes (valleys).

The Bungalow was built as a result of the famous Lynmouth flood in 1952 and is adjacent to disused narrow gauge Lynton to Barnstaple Railway line, which runs through the farm and is a useful when walking the dogs.

New Mill Bungalow sleeps six in three bedrooms, one with a king sized bed, one with twin beds and one with full length bunk beds. There is also a bathroom with toilet, power shower and under-tile heating.  There is a large kitchen/diner and a lounge with an open fire.  Windows and doors are UPVC double-glazed  throughout.

Each property has colour television and video and is fully equipped - the beds have mattress covers, two pillows per person, duvets with fresh covers, also additional blankets if required. Linen can be hired @ £5.00 for a double and £4.00 for a single. Kitchens have complete cooking facilities including fridge/freezers, electric cookers, automatic washing machines, tumble driers, dishwashers and microwaves. There are fitted carpets throughout and central heating. Electricity is charged at the standard rate by meter reading (not coin meter). Logs for the wood burners can be purchased from the farm.

Well-behaved pets are welcome but we ask that they are not allowed on the furniture or left unattended.

Riding can be arranged either before or after you arrive.
